Greg and Pat have been building and rebuilding homes across Westchester since 2014, with more than 50 years between them from foundation to finish. As your custom home builder they run the whole job, so the plan, the price, and the person answering your calls all stay in one place.

There are three ways we take on a new home.
Here is how to tell which one fits your lot and your plans.

Modular homes

The home is built as finished sections in a factory, then set on a permanent foundation and finished on site. It meets the same building codes as any house, usually on a faster, more predictable schedule.

Knockdown and rebuild

You own or buy a house in a spot you love, but the house has run its course. We take it down and build new in its place, so you keep the lot, the street, and the schools while everything above the foundation starts fresh.

Custom homes

A one-of-a-kind home designed around how you live and built on site from the foundation up. We handle the design, engineering, and permits, on land you own or a lot we help you find.

Questions to ask before you build

How do I know if a piece of land is right to build on?

Before you commit, we walk the lot with you and check the things that make or break a build: zoning and setbacks, wetlands and slope, access, and whether water, sewer, and utilities are there or need to be brought in. If you are still searching, we help you find and vet options so you buy land you can actually build the home you want on.

What is a knockdown and rebuild?

We take down an existing house and build a brand-new one on the same lot. It is a great fit when you love the location but the house no longer works, and it lets you keep the address, the street, and the schools.

Do you build stick-built or modular homes?

Both. We build site-built (stick-built) custom homes and modular homes like 152 Old Post Road South. Modular homes are built as finished sections in a factory and set on a permanent foundation, which is often faster and more predictable, and they meet the same building codes. We help you choose based on your budget, timeline, and design.

How much does it cost to build a new home?

It depends on the size, the site, and the finishes you choose. After we walk the project, you get an honest, itemized estimate, and we look for ways to protect your budget without cutting corners. You will know the number before ground breaks.

How long does it take to build?

Most take from under a year to a few years, depending on size, approvals, and the site. We have built enough homes to give you a realistic schedule up front and to plan around the things that tend to come up. Every so often something outside anyone's control appears, but we have usually seen it before and work hard to keep it from setting your project back.

Do you handle design, permits, and engineering, or work with my architect?

Either way. We can design the home in-house or build from your architect's plans, then handle surveys, stamped drawings, zoning, permits, and inspections, so you are not chasing paperwork.

How does paying for a new build usually work?

Many homeowners build with a construction loan that converts to a mortgage once the home is finished. We work with your lender and give them the plans, specs, and draw schedule they need. We do not provide financing ourselves, but we are glad to coordinate with the people who do.

Can I make changes once construction starts?

Yes. You choose the finishes and can make changes as we go, and the earlier a change comes up, the easier it is to work in. Once certain stages are built, some things take more time and money to undo, so we flag those early. Before we proceed on any change, we put the cost and any schedule impact in writing, so there are no surprises on the final bill.

Can I pick my own materials, or supply them myself?

However works best for you. Many homeowners enjoy choosing their own materials and finishes as the project moves along, and you are welcome to bring your own. If you would rather have help, we can point you toward options that fit your style, your budget, and your timeline. When we scope your project, we will walk through how materials are ordered and handled for your build.

Are you licensed and insured, and do you stand behind the work?

Yes. We are licensed in both Westchester and Putnam counties and fully insured, and because the owners run every job, anything that needs attention gets handled directly. We back the homes we build.

What areas do you build in?

As a general contractor, we are based in Croton-on-Hudson and build throughout Croton, Cortlandt, Ossining, Yorktown, Peekskill, and nearby towns across northern Westchester and Putnam County.
